2010-05-11-Committee Meeting

Mi-Sol Park Comunidad de Propietarios
Committee Meeting - 11th May 2010
Present: Mo Taunton, P. Hopkins, S. Shaw, K. Ellcrton, S Evans, L. Jimenez, F. Martinez Gil
Absent:   J. Brown

Paco has been tireless in his efforts to help with numerous matters concerning Mi-Sol; it was therefore put to the vote that he is co-opted onto to the committee as a vocal to represent the Spanish owners. The vote was unanimous.

Items from last month's meeting:

In reply to the letter received from Mr. Morans in respect of separate electrical supply -Iberdrola have been contacted with this request and have stated that they want a report from an independent electrician with requirements, i.e. network for cables in/out of bar, sockets in/out, lights in/out, fuse box, emergency lighting etc. The estimated cost for this report is 6180. Once they have received this information they will carry out an inspection and issue an estimated price should they agree to carry out the request. P.H has passed this information to Mr. Morans. The committee was informed of Mr. Morans intention to continue the investigation; but we arc still waiting for his payment to be made. Following on from this request, the committee felt it would be conductive to have an inspection of other community installations around the bar area.

Bank Balance: 45.635,14 E     Contingency Fund Balance: 20.000,00 E

Monthly meeting with Rosario - A short meeting mainly dealing with the citation from the "Ministerio de Trabajo e Inmigracion". Additional paperwork requested is now ready for Rosario to take back to Alicante after a complete internal investigation. A subsequent meeting has been arranged for Friday, which Rosario will attend.  Further information will be posted on the blog as soon as it is forthcoming.

Although Rosario has obtained the Power of Attorney with respect to Myall, we still have to wait for an N.I.E number before "escrituras" can be completed.

A new debtors list has been presented to Rosario for court proceedings to take place, and the debt certificates will be provided by the Treasurer.

We are continually frustrated with delays and waiting for results from Rosario, it was therefore agreed to express our concerns to her at the next visit with a view to obtaining the services of another lawyer.

Pool Update - An independent report and estimate of repair costs has been received and filed to be used as evidence should the original contractor return to Spain. J. Brown & D. Olive have been working hard to repair the tiles on the bottom of the pool, and it is hoped to be refilled within the next few days. The community should be grateful for the hard work they have provided. A new sign indicating the hours of Lifeguard and Security cover was unanimously approved and will be ordered.

4. Shower Blocks - Several Spanish owners have requested that hot water be available in block 3 stating that Mi-Sol is a registered camping site. The committee agreed to install one boiler in this block; it will be enclosed in locked cupboards and operated on a timer system set to come on for 2 hours in the morning and 2 hours in the evening. A separate electric meter will be fitted to enable us to monitor usage. These costs will be monitored and calculated, for the P' time, and the results will be provided to all residents, for general vote for the complete closure of the shower blocks at the A.G.M in September, but will require a unanimous vote.

5. Post Office - "Postie Bill" has been collecting large parcels for owners that because of their size, requires getting a taxi back to Mi-Sol, in future he will only collect parcels relating to community business, he will inform owners if they have large parcels and they will have to make arrangements to collect.

6. Gardener - the vehicle is undergoing repair, until then the gardener has no means of transportation.
There has been a requirement to hire a lawn mower to tackle the larger overgrown circles, it was agreed to purchase our own mower to outweigh the hire charges. It was also agreed to commence gravelling circles provided the electric and water cabling has been inspected. Quotes will be requested from contractors.

7. A complaint has been received from J. Speed with respect to the neighbours' overgrown garden. It is so bad now that foliage is growing into the roof of next door. A letter has been written to the owner explaining the problem and suggesting that the gardener is brought in and the cost put on their account. To date no reply has been received, it was unanimously agreed to ask the gardener to cut back the weeds and charge the owner accordingly.

8. To comply with the instructions from the Town Hall,  the "Parque de las Naciones" sign at the top of the park will be removed. A quote from an external contractor has been received and approved. The contractor will take full security responsibility salvaging the metal frame to be returned to Mi-Sol, other metal parts for scrap.
