Minutes of the last meeting were passed around for reading.
Bank Statement: €16,808.64.
€5,000 is due for the pool contractors, APYME’S fee is also due as is the electric and water.
Cam Bank update – a letter has been sent to the lawyers of Cam Bank requesting that €15,000 be paid to the Banco Popular into the account Comunidad de Propietarios Mi-Sol Park. The matter is still with Cam bank’s lawyers who have 2 options, (i) return the money or (ii) court proceedings.
The gardeners have let the park down badly having not fulfilled the original agreement resulting in the park being plagued with mosquitoes and the weeds beginning to grow again. A written proposal has been submitted to the committee from 4/5 men offering to clean up and maintain the park for a monthly payment of €1,000. They would not be employed by Mi-Sol. A lengthy discussion followed mainly with regards to the necessity of the group having a fiscal number and becoming a self employed company. It was unanimously agreed to pay this group €2,500 to blitz the park and thereafter €1,000 each 4 weekly period to maintain the upkeep, they would need to submit to the committee before each 4 weekly period what work would be undertaken and Mi-Sol would provide all sprays to combat the weeds and mosquitoes.
The swimming pool contractors are waiting delivery of the tiles to complete the pool, Neill will telephone them tomorrow to try and get a finish date.
A payment of €718.06 has been received via the court with respect to plot number 123.
The owner owing in excess of €8,000 has come to an arrangement with the lawyers to repay his debt to them, at the same time he is paying Mi-Sol €100 monthly off his debt to the community, when he has cleared the debt with the lawyers it is hoped that he will pay more off his debt to Mi-Sol.
Information read in the papers notified that water charges are to be increased by 50%, APYME confirmed that this is down to the Town Hall. It was requested that APYME try to negotiate with Aguamed for Mi-Sol to have a discount bearing in mind that the park is a big user. A discussion followed with respect to the 3 shower blocks still in use, ten years ago it was voted that the shower blocks be closed but APYME stated that this cannot be done because Mi-Sol is registered as a camping site and must keep one shower block open. It was suggested that 2 shower blocks be closed permanently and the remaining one have a secure lock with keys accessible only by a €50 deposit, there is the difficulty of metering the amount of water used by individuals that needs to be investigated into further. Finally it was unanimously agreed that all 3 shower blocks be closed under the auspice of repair until further notice to allow time to investigate the security issues of keeping one open.
A letter has been received from Iberdrola dispensing with the discount for use of street lights during night time, we can expect a small increase in the electricity bill.
Neill re-iterated the need for any owner having a dispute with regards to their bills to go to APYME with receipts to resolve the situation .
P Olive – question to APYME – have not received any Spanish minutes since Nov 2007, Melanie to email them to Neill.
J Titterton – problem with accessing original owners NIE numbers still ongoing, Neill replied the matter still with the lawyers.
The matter regarding the legitimate sale of 3 plots is also still with the lawyers.
Question raised with regards to the new build of a two storey house. APYME replied to return this property to its original state, it must be brought up at the AGM .
P Olive requested that the following be minuted – the vice president is not allowed access to meter readings, reason being that this information should not be accessible in the office until such a time that it cannot be detrimental to the sitting committee.
Request by J Blair that all work on her neighbour’s car port be put on hold until a meeting can be arranged between the parties concerned. Neill agreed to arrange such a meeting.
