Committee Meeting - 4th June 2009

1. The committee have been asked by T Woods (77) if it is possible to re-site the gardener's skip. The reason being that when the skip gets full, garden rubbish is put outside of it making the area untidy and his house is very near to it. The skip is only for garden rubbish, if put somewhere in the centre of the park, it will be used for domestic rubbish. It was agreed to speak with the gardener.
2. Iberdrola gave us a rebate of €450 against February's bill, we are still waiting to see if more money will be deducted against December and January. We have made enquiries into the possibility of changing our tariff from business to residential, unfortunately the tariffs are based on capacity and as we have one contract with Iberdrola the capacity used is above the limit allowed to warrant a residential tariff.
3. Pool cards seem to be working well at the moment but the test will come in July & August when more people arrive for the summer. Pool cards can be collected in the office on receipt of payment of this year's community fee. The pool contractor took the hand rails away for repair 3 weeks ago promising to return within days. When he finally rang me and arranged to meet at the pool, he didn't turn up. These are the hand rails at the shallow end, necessary to help those who need it for ease of entering the pool. When the diver was here repairing the dislodged tiles on the bottom of the pool he took some photos of other areas, it would seem that there is going to be more trouble with the cement cracking and will result in more tiles coming off. This is very disappointing considering the cost of the exercise. The committee have unanimously agreed to withhold future payments until the contractor can come up with a plan of action.
4. The perimeter wall of the pool is in the process of being rendered and painted. Antonio is working very hard to make it the focal point of the park.
5. Lucas has been working as self employed now for 6 months, when he was first approached he told us that he would be responsible for his own Social Security and tax arrangements. To date we have had no evidence of this and it is causing some concern with respect to our liability. There have been several complaints about his work schedule, it would appear that he does work hard but only on the areas that he wants to. He is doing an excellent job maintaining the pool but tends to spend too much time on this, subsequently running out of time to strim and maintain the park.
It was agreed to ask Lucas to provide us with the necessary receipts in respect of Social Security payments by the end of the month or we will have no alternative but to offer the gardening job to another person who is legally registered as self employed.
A committee member expressed his concern with respect to the reliability and quality of Lucas testing the pool for chemicals and wondered if it would jeopardise the insurance if the person maintaining the pool were not qualified. Several months ago we obtained a quote for an automatic chlorine dispenser to be installed in the pump house, the initial cost will be approximately €2,600 but would alleviate this problem.
N Stacey asked S Shaw when the small touring caravan would be moved off the plot 406, she replied it is only a temporary arrangement and would be moved soon.
